You're also going to be house poor. And you will have no emergency fund. You will be stretched to your very limits. If your extended family gifted you the money it would be fine. Your lender might ask for a notarized letter from the gifter stating that the $30k was a gift and not a loan. Banks don't like to have loans on top of their loans. If your spouse can find a job quickly it would help smooth over the process. But you gotta ask yourselves if this is a good idea. You never stated how much you both make, or estimate she will make in her new job. So its hard to give you an answer. But I know you are buying a much more expensive house than you need.

You need to tell them asap. I work in the industry. Lenders will usually sell your loan to another company shortly after loan closing. If you did a one-time close type of construction loan then the loan will be modified after the construction is complete and then sold off. Prior to the loan being sold a new employment verification will be completed and they will see the change in employment and if you withheld that information you could be accused of fraud. Also, I don’t know why you mentioned the lender in your post, it’s irrelevant to your issue. If anyone working there sees this it will be super easy for them to figure out who you are based on the details you’ve provided. I’d recommend editing that out.
