I also feel like this quite often. Ive saved $145k over the last 4 yrs but it doesn't feel like close to enough to compete in my market. Also in a very low inventory sellers market where everything goes way over asking immediately and price appreciation is still very strong here. Ive watched triplexes that were 250k 4 yrs ago now double to 500k today. Next year they are all going to be 550 to 600 I'm sure. Put in 10 offers on multifamily properties earlier this year and was outbid 9 times and walked away from the deal I actually won after inspection because there was too much deferred maintenance for me to stomach. Meanwhile ive watched the s&p more than double in that same 4 yr timespan and ive not invested that much since ive been saving aggressively for this next deal, earning that measly 3% when even CPI inflation is running above that and asset inflation is vastly higher. Just feels frustrating to watch my cash savings lose value while these triplexes go up faster than I can save money.
