You are at over complicating the situation. 1 - if the deed was joint with survivor rights there likely isn't a step up in basis. If it was TIC then there is a step up. If your mom has millions she probably isn't worried about the tax issues of selling a 600k property with 1/2 of the gains offset. Also there is no 2 year rule on that. You get the step up at death, and it should be appraised 2 - why buy it? Why not just take over management of it for the benefit of the family and pay yourself a management fee. Reinvest the proceeds into the home. If it supposed to go into a trust for the family at moms passing have Mom put it in a trust now, so that the income being generated can be used as an endowment to run the property when it does pass to the kids.
