Separately, document and pursue any lease violations. If they're repeatedly failing to follow the notice requirements and give no notice, start formally responding/complaining to management. The broken A/C is also something you should be demanding repair for in writing. You can try to request written reasonable accommodations, but keep in mind the request needs to be reasonable in the sense it needs to not interfere with their operations and right to enter for maintenance requests.
