EVIDENCE
Primary tenant was illegally subleasing to me, is now being evicted by owner before the end of sublease.
You got scammed by the person who signed the lease, and the landlord doesn't have to show you the original lease.
commentNAL, but from my experience you need to be out before the end of the month. Your issue is with PT fraudulently presenting themselves as someone authorized to lease the space and not the landlord. PT *DEFINITELY* knew that subletting wasn’t allowed according to their lease. Every lease I’ve ever sign where subletting isn’t allowed, which is most of them, it’s plainly spelled out in the lease that it isn’t allowed and what the consequences are for subletting. There are tons of reasons places don’t allow subletting, and one of them is they’re unable to vet those subletting. It’s a liability issue. Unless the landlord lived on-site there’s no way they’re gonna know about the subletting. PT isn’t gonna tell them because that would mean an automatic eviction. You need to stop focusing on the landlord. They are not a party to your lease. They aren’t the problem here. PT is the problem. What would the landlord gain from lying to you about PT being evicted? To the landlord you’re someone illegally occupying his property and he doesn’t have to talk to you at all. You got scammed by the person who signed the lease, and the landlord doesn’t have to show you the original lease. Your lease with PT did not and does not include the actual owner/manager of the property. Evictions are a matter of public record. A quick search of your county’s court clerk’s record will quickly prove or disprove whether or not PT is being evicted. The only person you can take to small claims court is PT. Make sure you have your sublet lease, any texts or emails between you & PT, a copy of the eviction notice from the court clerk, and if you can get it a copy of the master lease.

RISKS & ASSUMPTIONS
Top Risks
Providing actionable guidance on evictions and deposit recovery could trigger unauthorized practice of law or liability issues.
Landlords are often unresponsive or legally not required to show original master leases to subtenants, limiting verification data.
Sublease disputes are temporary crises, making customer lifetime value heavily reliant on continuous acquisition rather than recurring subscriptions.

Generate an investment memoWhat this score means
This opportunity scores well above the median for ideas surfaced by MonetScope, with a validation sub-score of 9/10 against 2 independently sourced evidence signals. A "strong" rating in this band typically means the pain signal is consistent and recurring across multiple discussions, but one of the three pillars (severity, willingness to pay, or competitor weakness) is somewhat softer than top-tier opportunities. Founders evaluating this should focus customer discovery on the softest pillar first — confirming the gap before committing engineering time to a build.
Why this matters for Service founders
It sits at the intersection of "compliance", "consumer", "fraud-prevention", which makes it relevant to a specific subset of founders rather than a generic horizontal opportunity. Service-shaped opportunities are typically the highest-margin starting point if the founder has domain credibility, and the lowest-margin starting point if they don't. Productizing the service over time is where the real leverage sits. The MonetScope pipeline surfaces this category alongside other service signals, which is why it appears here rather than in a generic "trending ideas" feed.

Frequently asked questions
Is "SubSafe: Instant Master Lease Verification & Subtenant Rights Assistant" a real validated startup idea or just an AI-generated suggestion?
MonetScope does not generate ideas from a language model's imagination. Every opportunity on this site is anchored to specific source posts and comments from real public discussions — typically on Reddit, Hacker News, or X — where actual users describe the pain in their own words. The AI's role is structuring, scoring, and grouping those signals into a navigable opportunity, not inventing the problem.
How recent is the underlying data for compliance?
MonetScope's spider pipeline runs continuously and surfaces opportunities as new evidence accumulates. The "Updated" date in the header reflects the most recent re-scoring of this specific opportunity. Most service opportunities visible in the public catalog draw from discussions in the last 30-60 days; older signals are de-prioritized because user pain shifts faster than most founders assume.
What's the difference between "overall score" and "validation score"?
Overall score is a composite across six dimensions — pain, urgency, willingness to pay, market size, defensibility, and execution ease — designed to give a single number for triage. Validation score is narrower: it asks "how cleanly does the same signal repeat across independent sources?" An opportunity can score high on overall but lower on validation when one or two large discussions dominate the evidence; conversely, validation can be high on a smaller-overall idea where the signal is consistent but the addressable market is modest.
