So it really doesn't matter what was there before, bc you will likely need to build and modify it somehow anyway. But to save money (since you have to pay for the build out (either in advance or they roll the cost into your lease) it would deff help to find something ready to go. I'd also look online for saunas or similar rooms that get built and put into any space. You can always sell it after if the business doesn't work out, rather than a wet room just being lost money since it's part of the building.
